Building services engineer : Salary and conditions

  • Range of typical starting salaries: £20,000 - £24,000.
  • Experienced engineers with several years’ experience can earn £25,000 - £35,000.
  • More senior engineers can earn over £45,000 while partners in a firm of consulting engineers: £65,000 - £85,000.
  • Salaries increase according to experience rather than qualification, but status as a chartered or incorporated engineer also affects levels of pay. Salaries for senior roles have increased at a faster rate than those for entry-level jobs. Pay rates are generally similar to those within civil engineering and are affected by the current economic climate of the construction industry, as is the availability of jobs.
  • Working hours usually exceed 'average' office hours but do not usually include weekends or shifts. Some roles, however, may demand call-out availability in the case of emergencies.
  • The ratio of office to site work varies according to sector. It can be split equally but may be as much as 75% office-based (design and estimating) to 25% site-based (planning and coordinating installation).
  • Sites include every type of building from brand new developments to ancient heritage properties. Each may require you to develop specialist skills.
  • Self-employment/freelance work is sometimes possible. Those with chartered status and extensive experience may establish themselves as independent consultants.
  • Part-time work is often possible as many contract staff are employed to respond to peaks in the workload.
  • Jobs are widely available in most areas of the UK with more in urban areas, especially London and the South East.
  • The role involves contact with a variety of people at all levels.
  • While the profession has been traditionally separated into electrical and mechanical roles, the job is becoming increasingly multidisciplinary, diverse and specialised, with an emphasis on low carbon technologies.
  • Travel within a working day is frequent but absence from home overnight is uncommon. Overseas work or travel is readily available, with UK-qualified building services engineers in demand throughout the world.
