Job description

Every day is different at Places for London. Depending on your department, you could be visiting one of our live or future housing development sites, helping to progress planning applications for new projects, agreeing new leases for tenants, liaising with consultants to accurately value our estate, or supporting our tenants on various property matters. All in all, you’ll be shaping the future of London.

As part of TfL, we have been supporting over 1,500 businesses in stations, railway arches and on high streets. Through Places for London, we are working to release more of the untapped opportunity in TfL’s 5,500 acres of land, whether that is building 20,000 homes over the next 10 years, developing commercial office space above our stations, or continuing to support the small and medium enterprise businesses already on our estate.

Sustainability

We are a 5-star GRESB rated organisation and have supported nearly 5,000 people into construction training programmes. Our Sustainable Development Framework is an industry leading tool to ensure our developments are some of the most sustainable out there.

What will you be doing?

Your two-year development programme will be made up of three placement rotations. Our aim is to equip you with the range of skills and experience you need for your successful career.

We also understand that everyone’s career is different, so every graduate’s journey is unique.

Here is an idea of what yours could look like (but other placements are available):

Placement 1 - Commercial Property Management - 8 months

Focused on the renewal of excluded and protected leases, you will be undertaking the rent reviews, lease assignments, licences to alter, inspections and measurements. You will also maintain and observe the Health and Safety regulations and manage the maintenance of the building using a service charge budget.

Placement 2 – Operational Property – 8 months

Depending on your chosen APC competencies, you may gain experience in rating or compulsory purchase orders (CPO). In addition, you will liaise with third party surveyors on dilapidation, service charges, inspections, and measurements. You will get the unique experience of acting as agent for both landlord and tenant.

Placement 3 – Property Development – 8 months

You will carry out development appraisals, including carrying out inspections and measurements for the purpose of valuation. A primary role will also involve working within planning regulations and policies. You will receive training on the valuation tool Argus.

All graduates start their programme in the Commercial Property or Asset Management team. Following placements will be mutually agreed to ensure you gain experience on the widest possible range of technologies, tools, and teams. Whilst there may be an opportunity to complete a placement within the ESG team, sustainability will be central to the delivery of all your work in Places for London.

Upon successfully completing the graduate scheme, you will join one of the various property teams within Places for London. There you will be supported to pass your RICS APC and gain your chartership.

On rolling off the scheme, successful graduates could work towards becoming a Senior Property Surveyor, Development Manager or Property Manager. We support the development of leadership, technical and professional skills through structured programmes and on-the-job training.

What training and support will you get?

Our award-winning teams will support your ongoing development, through a wide range of on-the-job practical experience and placements. We will support your professional development through a combination of training, mentoring, and networking.

  • Placement manager: Responsible for your day-to-day management and support with your development
  • Scheme sponsor: A senior manager who acts as a technical and professional adviser and has line manager responsibility
  • Mentor: A senior engineer independent of your line management, who provides objective and confidential support for your professional development towards being a Chartered Engineer with the IET
  • Buddy: Usually, an apprentice or graduate who gives support to you and ensure that you feel welcomed in the organization.
  • Development adviser: Supports your professional development through providing career coaching and career progression at TfL.
  • RICS Councillor: Provides you with professional support on your journey to achieving your RICS APC.
  • RICS Supervisor: Provides you with day-to-day support on your journey to achieving your RICS APC.

Location

Victoria Station House, London.

Hybrid working: Initially, you will be expected to be in the office 4 days a week, working 1 day at home. With agreement from your Line Manager and Placement Manager, you may be able to increase the number of days working from home.
